One of our two STR units we converted to LTR in the school year and STR only in the summer where even in the midst of the GR it was rented virtually every day in the summer (today it is rented virtually every day all year).There were many people that increased occupancy by moving in with friends or family, but the banks also had a lot of empty homes in my market that they were sitting on. 

You and the hubby on one side, managing a STR on the other except for when your parents are in town (this would comply with Boulder's STR laws because you'd live in the property).

Are you a STR on Sch E or C (do you know the qualifications for each), do you know how to capitalize the work you did on your property prior to putting it into service?

I believe my market is stron enough that I'll find another renter fairly quickly.

Thanks for the advice :) While I do feel that having a mentor is great, I still feel that I meed to do some reading because most successful debelopers don't have time to teach the basics, and development is such a risky busimess that I really want to have a stron foundation of knowledge.

Hi BP!I have been back and forth on a waterfront property I am interested in doing a STR with, my hang up currently is that it is a 3 season property and has no potential to become a 4 season property (septic will not...

-if I want to feel local, only STR could provide that-if I want to visit a remote place, only STR could provide that-if I want to experience something,only STR could provide that-last time we stayed very remote that wild pigs is roaming around the doors, Hilton couldn't provide that lol :)-when I'm vacationing, to feel the local vibes I've to stay in STR only, even if I've to stay in the local village folks home.

We just took possession of our new STR on Monday and the former property manager has been ghosting us the whole time.
