Elevator, Parking, handi cap access and electrical transformer had a big impact on the layout.

I've always viewed 1031's as "kicking the can" you are only postponing the tax on one deal to handicap the tax benefits of the next deal.

I have one Section 8 tenant (handicapped child I don't want to force to move), but when they are done, never again.      

Oh there are always those that had no money and bad credit and were handicapped and homeless etc,, etc,, and they are now millionaires via REI.

They are an elderly couple and the husband is handicapped.

@Kyle Jeane this will depend on the area and topography but generally if your doing slab on grade the most important design features are main level living, open floor plans, easy access, minimum 34” interior doors for wheel chair access, handicap accessible bathrooms with grab bars and easy access showers and or walk in tub.

Most of the answers you get here are going to be specific to the US and have that bias, so you will have a pretty severe handicap with this question because real estate is local.
