The vinyl plank will outlast the wood and is much easier to do then refinishing the hardwood.

We had some rubber underlayment we used so not too worried about water getting under yet but will likely replace with vinyl planks sometime as it is a wood subfloor vs slab.

Just get a proper home inspection and investigate the basement quality, electric type (i.e. knob and tube, aluminum, ungrounded, modern romex), plumbing type (i.e. cast iron, galvanized, pvc), and just be overall ok with an older building material.

New gas flex line if it's gas and not plumbed directly, *maybe* a few feet of new cable for an electric (but often you can reuse the old cable).If you want to add a drain pan, price that out at the big-box store too - maybe $20 for the pan and $10 for some PVC drain pipe.

I just sold an investor a 2 bed 1 bath home in Muskegon Heights with updated kitchen and newer roof and vinyl siding that is occupied and paying rent at $700+month for $49,500!
