It is easier to train assistants and staff if you are only doing STR or LTR.

I like this train of thought and think you should aim for option 3: conventional loan + lower downpayment (perhaps even lower than 10%).

I would go ahead and buy his training, rather than ask questions here, if I was hyped up and looking to sign up with the program.

I will say using QBO properly takes experience so it's not the best software for an REI doing their own books who doesn't have any training.
