Are the comps from the Bigger Pockets per unit figures?

Live in one and rent the other units out!

I have experience in single family fix and flip, 1-4 family rentals, small apartments (10-30 unit), 100+ unit apartments, development, commercial retail, industrial and office.

Investment Info:Small multi-family (2-4 units) other investment in Toronto.

If rent is 1500 per unit, well, now you are $6000  (1500 * 4) in deficit right from the start.

I purchase my 1st multi family in Durham last sept, I was debating between str and long term, I went with str and I am loving it so far. my dec occupancy is Unit one 2b1b: 82%unit 2 studio: 79% So far so good and already thinking of getting another one in 2025 🤤 These are great numbers for this time of year!

First recognize that 2 to 4 units are valued on comps and not cap rate.  

I am not a PM, but I do self manage about 50 units.

Better to let a unit go vacant than to get marginal tenants.

I am renting two units (1 basement and 1 side unit) in my primary residence.
