It's so hard to tell if anything is real anymore that is posted on FB and social media, with so many RE "gurus" looking to make a buck. 

I have been getting a lot of questions from owners about letters being sent out by the municipalities here in Milwaukee to tenants informing them about potential lead service lines leading from the street into the house.

And someone said it before but make sure it aligns with your "why", don't just do it willy nilly and think you can just make a quick buck, what is your ultimate goal and which strategy will help facilitate that? 

Milwaukee has a lot of old neighborhoods, so any form of rehab-driven strategy has plenty of opportunity.

I want to dive in and work towards my first SFH rental but when I realized my mortgage went up by 200 bucks in escrow alone I had a day dream of paying it off for sure!

Someone will be along shortly to sell that secret information for only a few hundred bucks.

For a mobile homes, youll need to do the research, but I couldnt see someone renting a mobile home room for any more than 400/500 bucks per month. 

Aside from that the biggest value add areas I see are as follows: Kitchens, Bathrooms, decks/patios (if added), additional rooms/bathsKitchens and bathrooms tend to be the go-to, but all of those can help you get the most bang for your buck. just keep in mind that if the area is already of high quality, then it may not be the best area to spend the money vs something that is blaringly in need of an update.

That is just a one off report so before you spend a buck fiddy, it is a good idea to visit a couple TK operators in person first.

It’s not worth chasing people around for a buck in my opinion.
