HELOCs are fine, but keep in mind that you really only want to use 50 percent of less (each) of your available equity just so you aren't creating a problem that you can't solve later if the value of your personal residences fluctuates.If you both have W2 jobs though, have you looked into getting qualified together and just getting a loan, 10 percent down each?

The LLC is irrelevant unless you are paying cash or getting a DSCR loan.

I'm considering using hard money lenders or DSCR loans, but it seems like DSCR would be a bit complex.

That translates into $208 to $375 per month on a $100,000 loan.

Most 1-4 unit real estate investors are using DSCR loans right now for any buy and holds while flippers lean on higher leverage bridge/fix and flip loan options with higher interest rates.

If the loan was fully funded at closing and since then the loan is in an interest-only payment period, these numbers would equal. 

My question is: How do I properly take the interest that my LLC has put into the new LLC and give it to my person for the purposes of getting a loan from the bank through a refinance.

This term replaced "subprime" and looks a lot different than subprime loans of the past.
