I loved watching them play

In playing with the numbers a bit, I'm seeing a trend of atleast 2% rent to price and (ideally) < 7% mortgage rate needed to achieve a decent cash on cash rate.

I will not be surprised if a class action lawsuit gets filed again the building company and unfortunately Wagner because he is not playing the role that he should be playing.  

It’s stable cashflow and long term appreciation and tons of accelerated bonus depreciation on taxes. like most anything in real estate it’s a long term play. 

Money makes you happy only so often.But a good place to work keeps you happy every day you show up.Yes, 𝗺𝗼𝗻𝗲𝘆 plays a vital role.But 𝘸𝘩𝘦𝘳𝘦 you work?

You also don't need to do a traditional long term strategy, is there a draw the  area that playing host to a traveling nurse or other professional/student would be interested? 

So if you had 20 of them, you're talking about a huge retirement kicker that you can build.If you're up there higher in age (i.e. 40's or 50's), then the long play doesn't make as much sense. 

I graduate in may and I am projected to play professional baseball after the MLB draft in July.

That's a power play.
