If one of us qualify for the loan amount and choose to have mortgage under one person, Question:1 How does the other claim ownership on the property?

We also have relatively low expenses (personal expenses, mortgage/escrow on other rental property, and escrow on current property) that are around ~$120k/year.

Once we had the home inspection I was able to have the seller credit us at closing $8k...of which the escrow could not credit the entire amount and so I had the seller write up a personal check for $2000 How did you finance this deal?

can anyone you know in person vouch for this lender? 

If the person is already negotiating and finding deals there are two options in my opinion:1) Hire a good real estate attorney and have them on retainer...pay a flat fee for looking over the contracts and doing title work2) Work directly with a title company and offer to pay them a higher fee to handle transaction coordination.  

Besides having a personal friend to mentor you, this is the next best place to learn.
