The verbiage on the contract, concealing your NET, being able to truly purchase with cash..... but most importantly, I am a firm believer that more legislation will come in (Oklahoma, Illinois, NJ) are examples - and assignments will one day be banned, especially for those non-licensed.

Understand that they are doing this to make a profit, so it will be more expensive than coordinating maintenance yourself.It may be a decent program for a DIY owner that wants to just outsource maintenance, but you will have the same maintenance issues with this company that you would with a PMC:1) Higher costs2) Admins answering the phones & assigning work, that just know the basics about maintenance.

If it was secured by real estate then there should be a mortgage recorded at the county and those get transferred by a corresponding assignment of mortgage.

Because it's my money, I care more (I get 92% of the revenue, PM only 8%, and PM team member near 0%), I only had my units to manage (PM team member has other owners and units), and, with humility, I am smarter and harder working than the team members assigned to my portfolio (3rd party PM has to hire at a level that makes the business model financially work for them).
