Any recommendations?

This is (1) not something I'd recommend to a beginner, and (2) not something I've been able to do yet. 

If you’ve worked with trustworthy contractors or subcontractors in the Jackson County/MO area (especially those familiar with investment properties), I’d love your recommendations.

I recommend you do this annually to adjust for utility increases and other variables.

I think you bring up a good point of considering offering higher returns to investors if I have to begin to search outside of my network.But my original question from the post still remains, where would you recommend I search for people interested in an opportunity like this?

., property management companies aren’t legally required to carry general liability insurance, but it’s highly recommended for protection against bodily injury or property damage claims.

I recommend beginning with a turnkey property.
