Imagine you aren't able to make a phone call to get information and you need to physically go to where the person is to speak with them. 

I can’t imagine the returns you would have to generate. 22% federal tax, plus 8% state tax, plus 10% penalty.

I would imagine most attorneys located around the MA, NH border area plan to make more than $200,000 per year.

I have to imagine it's a bit more negotiating than just purchasing something with cash, since it's essentially bartering @Rene Hosman YEARS and that's if they actually got approved because it had to be so completely vetted to avoid lawsuits after approval. 5-10 years but the stance of that municipality was anti-change, anti-development, NIMBY on steroids, etc.

If it's just slapped in the backyard, i'd imagine it may not make a big difference but if you create an environment around it, it could be different.   

You want prospective tenants to come see it, walk it, imagine living there so don't get in the weeds on the details or offer photos that aren't great.
