No guaranteed way to stop a determined, experienced thief:(Only deterrents that push them to easier jobs.The roof may be a good idea - until they figure out the just need a ladder to get up there and a rope to lower it down. 

Your IRA can borrow, but you have to be careful to not personally guarantee it.

Maybe a HELOC/Cash out refinance would be better, then you could buy 2-3 properties as well without getting rid of the "guarantee" that you already have.

-OOS investors rely on service providers like agents and PMs and think they're guaranteed an outcome instead of just paying a fee for a service.
