A bottle of water can be $.50 at the grocery store, $1.50 at the gas station, $2.50 at the gym, $3.00 at the movies and $6.00 on the plane… the same is true for real estate.

What's an easy commute from where you are by plane, train or car?

If your business needed to ship a package, would you hire FedEx as an employee or pay the fee they quote you for the shipment and log the receipt?

Are you wanting to jump on a plane to visit the property and meet with property managers?

My suggestion would be to hop on a plane and canvas the zip codes in question.

Then I own in a semi-franchise model,  basically own the trucks and buy routes and employ drivers to fulfill the logistics; you can contract with fedex, amazon, any shipping carrier, and get a ton of business quick.

Can I wash your plane and drink your wine?

There were enough moments when I wished I could have been local even then, and "local" took a 20 hour plane ride. 

@Momar MbengueWhatever place you choose, get on a plane and go there: yes it costs money but if you are gonna invest $100k+ on a property spend the $400 on a round trip flight and spend a few ways with realtors and property managers getting to know the area you want to invest.

Indianapolis does have a diverse job market, low unemployment and companies moving there (FedEx and Eli Lilly are two major employers and many hospitals).
