The only thing that makes these properties turn key is the fact they are move-in ready for a lower income tenant with low expectations.

Pay attention to realtors who are wanting to provide value and provide resources and make time for your inquiries without ever expecting anything from you in return.

Their updates state that they expect 2nd quarter to be the winner. 

Investing in a single-family home in LA and expecting a good cash-on-cash return will be very difficult. 

But that’s how I would expect it to play out. 

I will ask you what is your expected lifespan on a roof for one of the triplexes?  

And did you have any time budget overruns, permits taking longer than you expected, or material shortages, contractors not showing up on time- things like that?

Or try the reverse - rehab a property to Class A standards in a Class D neighborhood and try to get a Class A or B tenant to rent it.Unfortunately, many newbie real estate investors are jumping into buying affordable Class C rentals - expecting Class A results.

But by putting it into a broadly diversified index fund like others have mentioned, you'll get the higher "expected" returns of the stock market.
