Knowing what i know today, I always encourage new investors to do their first investments with professional guidance if you can find it -not so much the guru courses, but a personal approach from a genuinely experienced investor in the market you are entering.

After some time, she finds my personal address in trust and continues to insist I don't own my properties (she is not entering the correct address - there are several towers in my rental and she is assuming one and I own in the other).

I'd love to utilize their expertise when assessing a property since they are local but I'm not sure what the general expectation is when I don't have a tangible property and I have not entered into contract to work with them yet.Some questions I have are: local regulations/permitting timeline, property's potential from their perspective, landscaping/amenities cost estimate (they also help facilitate this).

@Ryan Daulton, as you can probably tell from the replies, "having a partner" means different things to different people.Like Nathan noted, entering into any type of partnership, where there is communal ownership of an asset, is a lot like finding a spouse.

And that's to enter contract negotiations, so this would be via LOI not a full purchase agreement.

@JD Martin We have a right of entry clause in our lease that reads like below; "Landlord may enter the property for purpose of inspections upon 24 hr. notice given to tenants.
