Hi Ryan, I'm a licensed real estate broker in Illinois and also a property manager, and yes, in the state of Illinois, you need to be a licensed real estate broker (to be compliant) in order to manage property owned by others, because property management is considered a form of a real estate activity under Illinois law. 

If you're using a DSCR loan to purchase the home, most lenders use the lower of the lease agreement or 100% of the market rent from the appraisal form 1007 to determine the DSCR.

using this form of financing is a great way to acquire/fix a property but if you are looking to hold long term you would want to find long term financing. 

More than anything I would like to see some form of upside so I don't particularly have to underwrite for appreciation, it's almost a bonus.  

There are many here on BP as well as many on Linkedin that you could reach out to and they all have forms to fill out for deal specific information.I think trying to walk into offices will not be best use of time.

It's all speculation at this point, but we are very hopeful to have 100% bonus depreciation or some form of it reinstated.

There are so many forms in the lease packet, that this flood disclosure doesn't even get noticed.
