Luckily for me the state of Florida has state level protection which bars municipalities from passing new or amending their existing laws.That said, I am seeing cities like City of Saint Pete crack down and are enforcing their laws for the first time in years.  

MB's calculator is a great tool, and also a very dangerous one if you dont know how to use it or are not familiar with how to use excel at a medium+ level.

Obviously you can maintain a stronger presence and level of involvement investing in properties near you.

My 2 cents: it sounds like you've got to pick a lane and stay in it, become an expert, and level up in that lane.
