As Charles Perkins said many lenders do not allow gifted funds to be used in calculations for investment properties; however, I have seen cases where joint accounts have come to the aid.The limit on gifting without having to file Form 709 is $13k; however, don't forget that there is also an exclusion so no tax would be paid on quite a large sum of money being passed.
