I had an ancient sewer main collapse at a home in Tempe and had to trench the entire backyard. 

My intention is to not initially increase the rent, make some improvements to the efficiency of their HVAC systems (go from ancient oil to high-efficiency gas) and, once I have the work done, increase the rent to compensate.

Ancient history and now ready to move forward with hard life education!

I have few ancient water heaters - older than 20 yo :))) what I would better choose as a replacement.

The better question is HOW.Not All Water Is The Same...Just like the "Rhyme of the Ancient Mariner",  not all "water" is fit to drink.  

However, there are other developments (Egypt, Oman, Hong-Kong) that may become even more interesting over time.Best of luck.Rupert

Asbestos, lead paint, ancient wirings and electrical box, there is plenty that would disqualify it for a mortgage.
