We are a small partnership with 4-5 properties currently, but we are growing and hoping to find a reliable lending partner that we can do repeat business with.About 3 months ago, we successfully completed a BRRRR deal where we had excellent numbers, over a 1.25 ratio at 75% LTV, our guarantor partner has an 800+ credit score, and we had no issues qualifying for the loan.

We would like to create a partnership where we are 50/50 partners and he brings the cash and I bring the experience, knowledge, and contacts ect.

We are going invest with PPR for more diversity. 

We are seriously considering  rent to retirement properties given the relative passive nature.

We are seeing about 50/50 split of people holding as rentals vs selling. 

Typically, we are shooting for top of foundation to be 24 inches higher than the road and at least 36 inches above the bottom of the drainage.

We are in Mesa Arizona and looking for any advice possible.

We have been doing this constantly in Boise as we are such a high appreication market, but still more cost effective than CA.

Overall we both would win it seems quite big, esp w interest only the cashflow would be positive. he didnt really like we are doing an appraisal as he might be thinking he can pull a fast one on us w his price tag.. again happy to overpay as i see the potential but obv not outrageously. 2) Can principal be payed down in interest only seller financing? 

I totally recognize that is impatient and greedy.My gut is saying your short picture idea is where we're heading since we are taking the same hit with brokerage account (I didnt even mention borrowing against 401k - yes its not advised but my wife and I have stable W2 income to pay ourselves back) Thanks again, this BP community / forum is awesome
