It's kind of a turnoff when the content is really just a pitch for another upsell.Remember to think about cost of airfare and lodging options for your participants.

Example: I just got back from a trip to Berlin and Dublin and used Ultimate Reward points to book business class airfare and used points to book hotel stays. 

Honestly, even airfare is dumb to book out more then a month out right now.

Of course airfare, car, etc. are additional, but also a write-off against the rental income...The second part of the strategy would be to buy a beach house or condo for around $500K, and get 35% rental pool occupancy during the year, and live there December through March.  

Mileage, rental cars, airfare, lodging, food while in stl, could be considered as well .

Historically I have filed Schedule C with my major expenses being in travel (combination of mileage as well as airfare/hotel for related conferences) and depreciation (equipment).

This may be different with a physical presence test, as you can't dispute meticulously organized airfare records that prove you were out of the country at least 330 days.

Well that will save me some air fare!

There are several issues at play IMO:1 - Increased Supply - I would not quite say saturation (at least here) but higher supply means more options to guests and lower prices.2 - Lower Demand - General Economic conditions coupled with high airfare cost and airfare hassle etc affecting demand.Luckily for us FL is growing and has a strong historic tourist economy. 

It is NOT just an 8% property management fee either, it is familiarity with the market, being able to locate deals, being able to manage renovations, not getting ripped off on repair costs,being able to verify that everything is running as it should be & being able to quickly diagnose/fix when it isn't, not suffering from high turn over from poor tenant screening & management, not spending a fortune on airfare to fix issues, and generally not being 100% reliant on others who may or may not have your best interests at heart to make the investment work.On the other hand, if you study things this way and compare multiple markets, you will see that places that have inexpensive property and high initial cash flow do NOT have high appreciation.
