In general, the booking lead time has been the lowest in years though (used to average around 40-45 days now its about 25-30 days) but our occpuancy rates are still as high as ever.

The ADU I am thinking of adding is on a triplex property and my understanding on the valuation of these types of properties is cap rates (4-5% depending on the neighborhood in LA) and thus adding more income to the property increases the value of the property assuming the cap rates hold Triplexes and quads are not appraised on cap rates if using conventional financing.

$900 seems to be the sweet spot right now and most of those cost 45-55K including fix-up.With all that said, I'm positive I spend money on the properties in ways that most landlords at these price points do not.

I met and talked with at least 4-5 turnkey investors where they bought a property from someone else with a tenant and try to sell it to me, doesn't know the condition of the house at all, and had all sorts of the third party and didn't do everything themselves.
