The more you put in, the more you have to recover before the PCF is actually a profit.

So all the deals I had fell through because it's almost impossible to find a tenant on your own & again brokers/ real estate agents won't help you even though he tells you they will.You have to pay, then you get put in a group zoom training where he never shows his face.

For instance we are raising rents now because we put in a laundry facility.Morale of the story is to close on a deal quickly, then be the go to guy for off-market deals by doing what you say you'll do.

If tenants say they want new flooring, then we have to put in new flooring, even if damage was tenant caused.

But she takes excellent care of them (even put in a small concrete pool for them to play in during the summer:-).

I would never put in a gas range, oven, dryer or any other consumer product for tenants, because a lot of them are idiots and will kill themselves or someone else.

Unfortunately I don't buy in Milwaukee (I stick to the chicagoland area), but if you deal with wholesalers put in a clause or have an addendum they have x business days to find a buyer and resell the contract if you do sign.

Try to pick things where replacement pieces are possible and easy. i ill add that I put in some games we really like as a family, they went missing over a couple of months.

Myself I think if one wants to get into real estate in CA you get into the bizz you get licensed so you can legally collect fee's you put in the hard work like most wholesalers have to now..
