Are there things I should be looking for other than the cut they take?

Our house has not appreciated much since October 2022, and homes are moving very slowly in our area with frequent price cuts.

@Yashar Fred too much trouble dealing with this government program and SAHA particularly yet another example of government waste.

That doesn't cut it for me.

If my offer is going to be significantly below list price I always make the offer verbally first so as to not waste my own time writing the offer and the listing agents time going through the offer.  

If he is broke, its just a waste of your time, and I would say cut your losses now and consider it a lesson learned.

But, if they are THAT successful in the field they know the most about, how do they have time to teach it and why would they waste their valuable time building an army of competition?  

@Chris Seveney is right....you will likely pay way more than you planned to finish the project, but in my opinion, the most important thing to do is stop the bleeding by finishing or cut off the arm completely by selling the property.
