Ask if there are any other terms that the seller wants, like you being responsible for a trash-out of a hoarder's former unit, demoing and removing a dilapidated garage or taking responsibility for overgrown landscaping. 

BRRR one SFR, demo the other one and build houses on the 2 new lots.

I would call a few CRM's that pop up on Google and request that they demo their mobile apps to you.

Lining up trades ahead of time, and having  material on site pre-demo.

Ended up buying for $105,000; plus the demo cost which wasn't much since I did it myself.

the structure is solid no issues. however it will be a full gut demo and rebuild other than framing. the property is listed for 20k and i estimate (waiting on meeting with contractor on monday) around 40-50k for repairs to get it to quality standards.

I can make the deal work anyways, I have the cash to buy it outright, and can spend the first 3-4 weekends of weekend rehab doing demo, bleaching walls, patching minor drywall issues, painting walls, refinishing the wood floors, etc. 

I don't plan on doing any demo at this time, only cosmetic improvements to clean and modernize the space.
