Other people have differing opinions on that, but the general idea is that those who by an extended warranty on a toaster are missing the point on how the game works.If it's a rental property, liability coverage on the property policy, and required renters insurance naming your management and ownership entities as additional insureds on the liability portion, coupled with strong lease verbiage regarding the maintenance responsibilities of the tenant (snow removal, etc), are, in my opinion, the most important, because an uncovered liability claim could be financially devastating.

I always call the seller’s agent up front, try to establish some rapport and uncover anything pertinent prior to offering.

IF you find a rental with a brand new furnace or brand new roof, etc those are big ticket items that will alter the long-term profit of your rental, knowing this can help you uncover a deal that others overlook.
