Fourth was to learn the territory, start by finding the middle of the market and then go to open houses and talk to the agents, log on to the mls and see what things are listed for, call the listing agent and be honest, say you are learning the area as a new investor, how much above the comps did this seller list and they did list above the comps unless they were that one in a thousand.

Tim thanks for the reply, do you have anything to add to the element of getting loans through an LLC and the difficulty that goes along with that territory aside from commercial loans that don't have nearly as good of terms?

This often requires bending , stretching and sometimes finding legal ways of breaking rules in place as the result of misguided government interference.You're in some very dangerous territory there.
