You cannot hold an employee liable for quality fails where as you can with a contractor and you have to pay for your own liability insurance whereas contractors carry their own policy.

@Mark Danforth I think what confuses people about "AI" is when it failed to emerge certain people simply moved the goalposts and started calling expert systems and other sophisticated software "AI".

People get excited about the 'guaranteed rent' from Section 8 programs, but they don't realize that tenants can lose their voucher, there is a maximum amount the program will pay based on the Fair Market Rent for your area, and that you must have a yearly inspection, even if no tenant turnover has occurred, and that it's very common to fail these inspections, meaning you have to fix things and then be reinspected in order to continue to qualify.

One downside I experienced there was that the contractors guys kept failing inspection and even closed up the walls not knowing the electric failed.
