My initial research has shown the properties near Syracuse University suitable for student housing are super expensive, and it seems like they'd require a lot more tenants (i.e. dealing with separate person per bedroom) to cash flow, than regular duplexes/small multi families.

Living in Florida it seems like a great way to take advantage of our year round visitors.

If you are going to use MLS--and you should be really familiar with offerings on it, at least to find the going asking rates--and you are looking to buy yourself I would try to look for quirks such as: estate sales, short sales, "dependent on seller finding suitable housing", properties that have fallen through on a previous deal, some rehab work needed etc.

Charleston is beautiful and highly ranked for visitors as well.

BUT I'm unsure if it is suitable for a newbie as it seems to require a solid understanding (which I lack) of both buy and hold coupled with principles from a flipping strategy. 

Yes it gets a lot of visitors.

I have a 24 unit property and I'd like to add video security to reduce damage caused by tenants and/or visitors to the property.

My main hesitations are that this is out of my area and the suitable property we found is a condo.
