Hello,I've been doing a lot of reading and listening on BP and most investors seem to say that getting your Real Estate License is a good idea if you're looking to start investing.I've decided that it certainly can't hurt and would most likely be very beneficial.Let me say that I work full time and have one rental property that is mostly self sufficient.

Many will require at least some of your money in the deal, perhaps 10%, but there are certainly a good number who will do 100% of purchase and rehab if the ARV is sufficient and you have at least SOME track record.

I know this seems kind of backwards as I just said I want to devote as much time as I can to getting this, but I don't sleep much and I get a lot done in the 1 am-4 am time (I don't think there's many investors willing to give up those hours for me!).
