That's sort of the catch, the larger the building and the more amenities it has, the more rules you will run into. 2-3 story walk-ups in nice neighborhoods could be a good place to start, lower HOA fees too.  

But how much more viewing would I get for the Zillow fee?

@John Prorok when you invested, did you sign a subscription agreement?  

So it sounds like you should lower your cleaning fee $30?

You will also need to learn how to create the corporate structure for deals with investors, and how distribution waterfalls and management fees work.

If i'm okay with the breeds then I charge a second pet fee (usually half of the original pet fee).

If tenant wants to use credit card, Zillow charges the tenant the additional processing fee, so you still get your full rent amount.
