Demonstrate value in your partnerships and what you want to achieve.

Every strategy will have pros and cons but it really just all depends on what you are trying to achieve with your investing. 

That's a great goal to have and very achievable.

However if I do a BRRRR I can achieve infinite return by extracting all of my investment.

The apartment complex (large unit counts with own maintenance staff) cannot even achieve that maintenance/cap ex.
