DO THE CHEAP SIMPLE STUFF AND DONT BE LAZY.   

It's better to buy slightly distressed in great areas and put some quality upgrades into it, and capture that gain then pay for the cherry on top at first.None of that stuff matters if your goal is truly well positioned.

When you start reading about this and searching the internet one thing I find is true... there are many LLC formation services that claim to do a bunch of stuff, several of them sell expensive "education" packages which just get a foot in the door to sell more services, and other do-it-yourselfers (legal zoom)ut.  

If you are good at self managing and know how to play the Airbnb/VRBO game with all the picture tricks, word gimmicks, amenities stuff and you are actively on their platforms, it seems to still be a viable market for the good investors.
