I struggle with whether I should take some money off the table and sell off some properties, reinvest in other areas that cash flow with some more room to grow on the apprecIation side, or just play the long game and ride it out.

To be honest, I struggle with out of the box financing.

Asset valuations are lower than Richmond, but you'll struggle to find a competent offsite property manager (for less than 80 units). 

Hard to oversupply the market when builders struggle to find people to build houses. 

If you are relying on any management companies for bookings you will struggle.

Believe this has been an uphill struggle.
