I never had trouble renting even in December in Silicon Valley.M2M is better for the landlord, in my opinion. 

I managed a lot of tenants over nearly a decade in Silicon Valley, and had to kick some out. 

I managed 25 units in a 26 unit building in Silicon Valley for many years. 

Our tenants just wanted a good deal in a safe and clean building in Silicon Valley and didn't care about luxuries. 

And, I had to come up with a substantial security deposit of one month's rent in expensive Silicon Valley.  

This brings to mind a friend I have in Silicon Valley who decided to rent out a room in her condo, but didn't want a full-time roomie. 

I rented funky, very small, but clean, studios next to a university in Silicon Valley, and had absolutely no problem keeping them rented.  

Then, I'd email it to myself every time I updated it, so I'd have proof of when it was established.This was in Silicon Valley, where there are lots of fair housing testers, and they came by a lot and I never got into trouble.
