I'm also far enough away (plane ride, not car drive) that if anything happened, it would be a call to my management co (for instance, if internet goes down, etc).I've been looking into Arlo Go (and/or Go 2) as it can run off a cell signal; wondering if that has worked well for others.

I collect all my rent online with quickbooks, sign all the leases with docusign and I have my "team" that I can pull from if I need paint, carpet, carpet cleaning, contracting, lending, real estate leads, tax advice etc etc etc.

Pluses:-Long-terms leases (10-25 years) with total base term consideration guaranteed by national, publicly traded companies -Well-located parcels (many retail NNN properties are strategically positioned on heavily trafficked signalized corners with good parking, visibility, and ingress-egress, which bodes well for secondary leasing in the event you ever lose the tenant)-Many new, "build-to-suit" offerings with "absolute NNN" lease structures, which are completely passive investments.
