I have a feeling the old “Is your refrigerator running?”

I installed a new furnace, bathroom drain, oven/range, refrigerator, new fence posts, and new vinyl plank flooring throughout the house over the course of one and a half years while tenants paid the mortgage and it cash flowed about $300/month.

Offer to include a refrigerator if it was mentioned that they don't have one.Other options?

Several small dents and scuff marks on the refrigerator and there is no way to fix most of them.

An example might be an appliance pkg where an allowance of $1200 for a refrigerator, $800 for a range, etc, or with flooring it might be a square foot allowance of $3.50 for porcelain tile.

Don't use refrigerators with water supplies or garbage disposals. 

My relative was out of town, and the circuit breaker failed relative to the electrical outlet that powers their refrigerator. 

If after 6 months of paying an increase rent the tenant finally gets a new refrigerator that might make the increased rent a little less of a burden.
