Hi Gary, I would use the 133k HELOC and 50k cash to do BRRRRs and flips, essentially recycling your capital as much as possible and building out your portfolio in the meantime.

You can recycle this and do this yearly. 

How will I be able to recycle the HELOC without refinancing my primary home.

You need to either recycle from another location or  my floor guy used some flat deck wood that he cut down. 

The terms will likely be 3-5 year balloon/30 year amortization but there will not be a seasoning period therefore depending on equity position may be able to refi down payment funds to recycle into next project.
