Should we explore that route, purchase an already built duplex in Peoria or another part of the Midwest? 

I formed Park Place Communities in 2014, and we started purchasing communities in early 2015.

Unless you want to live in that district, I would avoid any and all purchases in an area like that.

Have invested in ABQ with first purchase in 2020 - and that was based on my knowledge as a film/TV friendly area and affordability.

Wondering if you have advice on me just being the bank, where I purchase a house and structure a rent to own with him and have him build up a 30% cash down payment and some equity and then me sell the house to him at a locked in price.  

My first STR, purchased in 2005, was negative cash flow for 4 years.

I’m currently going through the process of getting a HELOC and feel confident we’d be able to fund a purchase using that but using PML has ultimately been a goal of mine and would like to incorporate it into one of these purchases if possible.
