I would consider these markets as part of the Recession Phase.I think the market cycle phase depends on location, but across the board I see either:1) Recession Phase for pandemic boom-towns,2) (light) Recession Phase for markets that aren't appreciating faster than inflation, and 3) Recovery/Expansion for places that never "boomed" during the pandemic -- just solid & steady growth (many Midwest/Northeast Markets).Either way, it appears to me that now is the time to buy (even more so for multifamily properties).What are you seeing in your market?

The property is in pretty rough shape so we're planning on renovating before renting.

These properties require more capital up front, but can really help your overall real estate portfolio.

Just closed on a couple of properties a week or so ago.  

I am looking to wholesale my first property in the South Florida market since, I'm starting local.As a new wholesaler, I am looking to connect with investors/buyers/agents in the area to hopefully bring business to and get advice that I may not be aware of. 

I am concerned if this strategy works buying properties from Auction sites.

I immediately recognized that the listing agent/property manager had the current rent well below market & the asking price massively wrong.

In terms of negotiating the deal, we looked at the property and its condition and negotiated the price down and eventually met in the middle.

I live in a small town in eastern Arizona, about 7000 people, and we have a pretty serious shortage of rental properties.

I would be willing to take an offer on the property in its current state so you could configure the construction any way you wish.
