No, if a mortgage was recorded, it would have to be paid off, or the holder of the mortgage would have to agree to an assumption, or to write a new note/mortgage with the new buyer.

talk to the dept of health first (records requirements etc), establish what upgrades/maintenance required, line up a reliable repair/handyman/type person, consult lawyer, and then make your offer, see if you can buy the land it's on via lot line adjustment (ideal scenario). a lot to be aware of, such as system upgrades or county code changes bringing in the requirement to add metered connections to an older small system, for just one example.Otherwise- owner doesn't want to manage, I doubt you really do either but could be wrong.

One piece here is that yes you can potentially find buyers that will have a premium for successful track record + even furnishings, listings, review - but important to remember that there won't be a premium assessed by the lender in almost all situations if the buyer is using financing to acquire - their loan will be based on the pure real estate value even if they are paying more - just a tip to keep clarified so no surprises that can throw off deals

., tax records everything.The next morning I paid Whitepages.com $5 to get his phone number, I called last night.Not only did he have no idea what I was talking about but he said he had recently send in for a loan and sent in his drivers license.These bastards are using this guy photo ID and personal address to scam people.PLEASE BE AWARE FOLKS, THIS IS SOO SERIOUS!
