Present it as an option to prevent foreclosure and help them.

In my case my wife designed the house with cararra marble counters, farmhouse sink, etc which are prone to staining and scratching. 

I recommend two things: (1) read the lease to make sure there is not a clause the prevents assignment and (2) create an assignment of lease document and have the tenant and the owner sign it.

There's an under supply of housing here,  and nimby politics prevent development of housing at a rate that fixes the under supply.

There are several reasons, actually:Article 16 of the National Association of Realtor's Code of Ethics and Standards of Practice prevents us from soliciting business from another realtor.

Leave the basics. do a detailed inventory for your stuff like an excel sheet with # and condition ( no scratches, stains, burns).

You swap them out on a fairly regular basis either as preventative measure when they are nearing the end of their life, or as a restorative measure when they break.  

I want to make sure i follow protocol to prevent any trouble.

Both of those are Tenant responsibilities and can easily be cleaned and prevented.
