As there near east side (Rural and 10th St) is gentrifying and becoming more expensive, many of the problems we used to see in that area has migrated east to N Sherman Dr, which is bounded on the West end at Sherman Dr.

@Brian Briscoe I can see how vacancies & thus rent would be affected in upper B & A class units, though I wonder if that would be the case in medium to low income or government subsidies housing where you'd expect less tenant migration during cold temps..

One interesting comment he did have however is that there has been an influx in migration from Asia, which I thought was interesting, not sure the reasoning behind it.
