I'm sure there are great, stable areas in Columbus but I'm not convinced the appreciation has been as strong as most would lead you to believe.I don't know much about Cincinnati, but one glance at the median list price over the past 5 years (attached below) would be enough for me to write it off as not appreciating.I'm personally partial to Detroit and that's where I invest and do a lot of business with other folks as well.

The higher credit, higher income, gainfully employed S8 tenants are choosy about where they live and do not want to live in a bad, high crime area.By buying in an area that appeals to high quality S8 tenants, the arbitrage that you might see between S8 being higher than market might disappear.So that being said, it’s more important to lead by location than strategy.Happy to talk further if you like.

So the lead gen from Bigger Pockets and other places where one can publish their real estate content is going to get flooded with more looky loos and tire kickers, whereas before there were so many ultra aggressive investors one would probably not notice the looky loos and tire kickers as much because they were easier to ignore.

It would definitely be fraud if this was the case, a recent post from an auctioneer talked about this exact situation, where they said the auctioneer was liable (different bedrooms/type of home example you don't have to read it) States would differ though and it doesn't seem black and white. https://mikebrandlyauctioneer.wordpress.com/2022/07/12/no-li...I do agree with you that it could very well lead to being burnt, however.
