If you are talking about the condo HOA fees, most of them run between $400 for a smaller unit to $600 for a larger unit.

Not all PMs are the same.You can also look at buying a place with a legal suite or a duplex-you can live in one unit and rent the larger unit or the unit that will give you the most rent.Narrow it down to a few options and then ask them for pros and cons of each after you've made your own list of pros and cons.

The larger the deal, the lower percentage the fee should be.1-2% Asset management fee5-8% preferred return to investors (I don’t like higher than 8%, as this forces the sponsor to sell, in order to profit)70/30 to 80/20 split (I don’t like 90/10 splits, as there is little incentive for the sponsor to perform)A waterfall that incentivizes the sponsor at a 13-16% IRR is ok as well.

That is a cost, but well worth it to have that equity available to leverage to make larger returns.
