Look at this property almost as a BRRR with the instant equity.

But you also don’t want the guy that is instantly available.

There was also quite a bit of instant equity off the recent comps in the area.

I knew instantly it had plenty of value add equity.

We agreed on a purchase price of 72,500 and my appraisal came back near 100k so was very happy with that Instant equity.

When I look at the midwest or the south, a property that only meets the 1% rule is instantly disqualified and will not meet a lender's debt coverage requirements (which of course, people who use conventional loans do not have to deal with).

A big pro of this loan is that you will have equity in your property almost instantly (if you buy right).You should be looking off market.

The other nice thing about the VA loan is your not only limited to SFR, you could purchase a duplex, tri-plex or even a quad-plex for no money down, rent the other units and when the time comes to PCS refi, and rent your former unit out and you've instantly created a portfolio of 2-4 units.
