Hmmn.. maybe you should actually advise your pre-Covid operator friends to stop churning out Covid syndicators from their boot camps like it’s a pack of cigarettes.

Like @Nicholas L. said, maybe look within a reasonable driving distance from where you live, is there any city or state where you have family or friends that live there where you could travel to frequently and they could keep on the property for you or somewhere you visit a lot.  

I have a duplex that I originally intended to have serviced by individual heatings systems, but ended up installing a single system that's large enough to heat the whole building.

Some areas/neighborhoods are more STR friendly than others. 

One of my friends uses comped quarterly cleaning as their inspection day and trains the cleaners to take photos and videos of everything.

.- The reality is this depends on each individual caseworker.

I ultimately decided to look out of state where the price points were more affordable and the numbers made sense + landlord laws are more friendly. 

We have a friend that is local that has offered to show it for a small fee if it comes to that. 

Partner up with a friend and buy one together a be roomies for a year. 

Don’t talk with your spouse unless they want to, not your friends or coworkers, not your family.
