Good morning fellow investors, I am about to break ground on my first development project which entails adding 7 units on a lot that already has 2 units on it.

Interestingly, the premium for the single-family rental is about half that of the 4-unit property.I’ve owned rental properties for over 34 years, so I have a solid understanding of how premiums and coverages typically align with property values.

How much net profit in general should I look for on a long term buy and hold rental property like this?

I replaced the heater and the problem persisted.

This could be a great opportunity but I'm not so eager that I would do it if the numbers don't make sense.
