The only thing I'd have to double check is when is the sec121 exclusion for the $250k capital gains tax exclusion is applied, but I'm pretty sure its applied after...Capital gains is taxed at the Federal level, and I believe from all the discussions also by California.You could tax loss harvest any other capital assets that might be down, e.g. stocks.I don't advocate the charitable donation for the sake of tax...

.: @K S. here is Nike:Return on Assets   9.89%Return on Equity 36.38% To be fair if I could use Chinese slave labor, turn a blind eye to forced sterilization, and organ harvesting via the Uygur population, then turnaround to exploit, fund and exacerbate the racial divide in the US for marketing purposes and my bottomline, I could certainly juice my ROE.

And, a 5% to 5.5% cap rate property will actually produce tax advantaged cash flow - OP may actually harvest close to that after taxesIf I were in OPs shoes, I’d want some REI and not be totally passive and “safe”.

He's even being generous, because townhouses are almost 100% basis in the structure so you are probably looking at about 270k in depreciation recapture which is about a 90k tax hit @30%The most reasonable way to get to the cash flow you're talking about is to harvest the gains on the properties and buy more properties, if you can find any that will have a decent cash flow at this point.

A lot of people use the expensive round pink P100 particulate filters in their respirators for clearing out mold. 3M aggressively markets them for this use.
